Define Your Property Requirements
Once you've established your budget and are ready to buy, your BUYTAS
representatives will work with you to develop a clear picture of the home
or investment property you're looking for.
The success of every property search depends on the quality
of this initial briefing. To understand exactly what you want, we go through
every detail up-front to capture a full description of the essential and
desirable characteristics of a property.
This process can be enormously valuable for you because
we'll advise you on what you can expect for your budget and what the best
options are for you and help you identify your priorities and focus on
your must-haves.
Research & Evaluation
Once we know the type of property you're looking for, BUYTAS will do a
full review of recent market activity for similar properties to develop
an up-to-date evaluation specific to your brief.
Search
We search all sources and speak to real estate sales agents who may have
suitable property for sale in Tasmania and identify property that most
meets your needs. We often find properties that haven't even come onto
the market yet.
We are not aligned in any way with real estate agents,
property developers or project marketers and we don't take commissions,
kickbacks or referral fees from anyone selling property. So you know we're
completely independent when we're sourcing and recommending property to
you.
Professional Property Selection
We view all the properties we believe might meet your needs and assess
them against the comprehensive checklist developed from our initial briefing
with you.
When we find one that is a good match with your needs,
we immediately present the property to you for consideration. Timing is
important here, as you may need to move quickly to get the property you
want and/or to be ready for auction.
If you're interested in the property, we can arrange
for you to view it yourself, at a time suitable for you and/or we provide
detailed digital photos.
Negotiation
We use our intimate market knowledge to negotiate aggressively on your
behalf to obtain the best possible price. If the property you are interested
in is to be auctioned, we will usually attempt to purchase the property
prior to auction date. However, should it proceed to auction, we will
bid at the auction on your behalf.
Program 2 Evaluation and Negotiation
If you would like to conduct the property search yourself
or if you have already found a property and would like BUYTAS to conduct
a market evaluation and the negotiations, we provide the following services:
Inspect - We will conduct a detailed property
inspection.
Evaluate - We conduct a market analysis to determine the true market value of the property.
Negotiate - We use our intimate market knowledge to negotiate aggressively on your behalf to obtain the best possible price. If the property you are interested in is to be auctioned, we will usually attempt to purchase the property prior to auction date. However, should it proceed to auction, we will bid at the auction on your behalf.

We'll help you establish your limit and we'll talk through our approach
with you in advance, but to get the best result, let the professionals

Legal Requirements for Auction Bidding Services
BUYTAS will work with you and your solictor to make all the necessary
arrangements for the legal requirements to have your buyers' agent represent
you at auction, including the details needed for the bidders register
and the letter of authority for the auctioneer or a formal Power of Attorney.
We will arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, lawyers, mortgage brokers, tax consultants and insurance if required. (All external consultancy fees are at client expense.)
