INSURANCE
We urge you to take out an insurance cover over all of your personal possessions. This is not the responsibility of the property owner.

PROPERTY INSPECTIONS
- We are required to conduct routine property inspections of your property regularly in accordance with the Residential Tenancy Act 1997, this will include an inspection 3 months after your tenancy commences.
- You will be notified in writing with at least 48 hours minimum notice, as required by the Residential Tenancy Act 1997, of any inspection due. A day and time is given when your Asset Manager will conduct the inspection and we request you be present. However, if you are unable to be present we will gain access with our Agency spare keys unless advised otherwise.
- The reason for these inspections is to advise the owner of the condition of the property and how it is being maintained, and at this time it permits us to advise us of any repairs or maintenance you feel are required, your comments will then be conveyed to the owner/s.
GIVING NOTICE AND MOVING OUT
Your tenancy agreement is a legal contract providing protection for both you and the property owner/s.
- If you need to vacate the property, we advise you to contact your Asset Manager immediately.
- If you vacate after the expiry of your Residential Tenancy Agreement (Lease) you will be required to provide fourteen (14) days notice in writing, this document is called a Notice of Termination. You will be responsible for rent until your vacate date ensuring all keys are returned at that time.
- In the event that circumstances arise and you need to vacate prior to the expiry of your Residential Tenancy Agreement (Lease) , contact your Asset Manager immediately so we can assist in finding another suitable replacement tenant. You will still be responsible for rental payments until another tenancy commences and there are expenses associated with establishing a new tenant that you will be responsible for.
- All final Bond Inspections will be carried out after you have completely vacated the property and returned all the keys to our office.
